Chimney Oaks is a residential golf course community featuring 250 single-family detached lots and 64 townhome lots. All entitlements, engineering, and development processes were completed in-house by Tearin. The community includes a 12-bedroom lodge, a first-class golf training facility with a sports bar, a restaurant and event center, and a 23,000 sq. ft. modern pro shop/fitness facility with apartment-style accommodations.
We acquired the property, updated the applicable zoning and Planned Community Development Plan with the municipality, and obtained all entitlements. We also designed and installed a community-wide Septic Tank Effluence Pump (STEP) System which is now operated by a private utility company.
We did all of the site work, including: erosion control, clearing, demolition, topsoil stripping, site preparation, road grading, stormwater and sanitary sewer installation, curb installation, water installation, asphalt laying, and lot grading.
We also performed vertical construction for the first 130 homes (single family detached and townhomes), with the remaining lots sold to some of Atlanta's best regional builders.
